Fayetteville Street-University Land Use Update

The City-County Planning Department is in the process of updating the land use plan and zoning for the area along the Fayetteville Street corridor, south of the Durham Freeway, and the area surrounding North Carolina Central University.

A Land Use Update is an effort directed by the Durham Comprehensive Plan to take a close look at the zoning and future land use policy in a particular area. The purpose of this update is to propose land use regulations which are complementary to current and desired future development and growth in the area. A Land Use Update draws greatly on input from nearby residents, business owners, and property owners to determine the desired form of future development and growth. The Land Use Update will deal with regulations and policies only, and does not propose or provide funding for capital improvements.

Four issues have been identified through this process: future land use designations, zoning, university-college zoning for North Carolina Central University, and the North Carolina College Redevelopment Plan. The information presented on these four topics at each of the open house sessions is shown below.

The Planning Department staff has held one public meeting, two public workshops, two open houses, and met with several neighborhood groups and organizations to receive input on proposed elements of the update. An additional open house was held on February 24, 2011, at the Hayti Heritage Center to receive comments on the initial draft of the Land Use Update.
