Applicant-Sponsored Neighborhood Meetings


Edens Land is hosting a neighborhood meeting to discuss a potential change to 405 S. T.W. Alexander Drive and 5604 S. Solutions Drive. They are requesting a change of the Future Land Use Map designation from Office to High Density Residential.   In addition, the applicant will be seeking a rezoning for this area.  The meeting will be held on February 5, 2020 at 6:00 p.m. at Courtyard by Marriott, 301 Residence Inn Boulevard, Durham, NC 27713.

Want to know more about potential land use changes and other public hearing items being heard by the Durham City-County Planning Commission, and ultimately the Durham City Council and Durham County Board of Commissioners? Now you can do so during monthly ‘Ask a Planner’ sessions. 

On the 2nd Tuesday of every month before the regularly scheduled Durham City-County Planning Commission meetings that begin at 5:30 p.m., Planning Department staff will be available to provide information about public hearing items on the agenda for that evening’s meeting. The case planners will be in the City Council Chambers, located on the first floor of City Hall at 101 City Hall Plaza, from 5:00 p.m. to 5:30 p.m.

The Durham Historic Preservation Commission will hold public hearings on February 4, 2020, at 8:30 a.m. in the Committee Room, 2nd Floor, 101 City Hall Plaza, to consider the following:

Certificates of Appropriateness
  • COA1900126 – 722 Arnette Avenue is a request for an expansion of a contributing accessory structure (garage), with changes to fenestration and roof form.
  • COA1900130 – 1213 Vickers Avenue is a request for an installation of a four-foot front- and side-yard fence and gate; removal of three canopy trees in rear yard, and replacement with two willow oaks.
  • COA1900131 – 112 West Lynch Street is a retroactive request for installation of a retaining wall and utilities along front property line.

UDO Text Amendments
  • TC1900004 – Various Amendments Primarily Related to Affordable Housing – A privately-initiated request to amend provisions of the Unified Development Ordinance (UDO) regarding the Affordable Housing Bonus, Planned Development Residential (PDR) zoning requirements, open space and tree coverage requirements, parking standards, the definition of “family,” and uses within the Falls/Jordan District A (F/J-A) watershed overlay.
Plan Amendment
  • 1432 Ellis Road (A1800011) located at 1432 Ellis Road is a request to change the future land use designation from Low Density Residential, Open Space and Recreation to Low-Medium Density Residential, Open Space and Recreation.
  • Page Road Flex Development (A1900015) located at 2211 Page Road is a request to change the future land use designation from Office to Industrial.
Zoning Map Changes
  • 1432 Ellis Road (Z1800035) located at 1432 Ellis Road is a request to change the zoning from Rural Residential (RR) and Residential Suburban-20 (RS-20) to Planned Development Residential 5.706 (PDR 5.706).
  • Page Road Flex Development (Z1900042) located at 2211 Page Road is a request to change the zoning from Rural Residential (RR) to Industrial Light with a Text-only development plan (IL(D)).

  • TC1700002 – Signs Initiated by the Planning Department to revise the current signage regulations within Article 11, Sign Standards, and other associated sections, primarily to conform to the United States Supreme Court ruling in Reed v. A web survey version of the workshop is available online. Community members can visit the ENGAGEDurham website to submit their thoughts and ideas on the two broad questions that were discussed at the Listening and Learning Workshops:  

  1. What does your ideal Durham look like? and 
  2. What else is on your mind about Durham? 

All responses are anonymous and all demographic questions are optional. The demographic questions will help Planning staff understand who we have heard from in the community and who we still need to reach to represent the full diversity of Durham.
