Apply Now to the Spring 2020 Durham Planning Academy

Have you ever wondered to yourself...  What exactly is zoning and what can/can’t it do? How do things get built in Durham? Why does that building or site look like that? How and why do you plan for something that is 5, 10, or 15 years away? What legal basis does the City and County have to regulate land? How can residents get involved in planning matters? 


Hosted for the seventh time since the course’s inception in 2016, the Durham City-County Planning Department is seeking applicants for its Durham Planning Academy, which is designed for residents who want a better understanding of planning issues, how they impact current and future development as well as how to get involved in planning matters.
 
This interactive four-week course begins on Thursday, March 26, 2020, and will meet each Thursday for four weeks (March 26, April 2, April 9, and April 16) from 6:00 p.m. to 8:00 p.m. at Durham City Hall, located at 101 City Hall Plaza. Food will be provided at each session and the academy is free for all attendees.
 
Online applications are now being accepted until Sunday, March 1, 2020, at 11:59 p.m. at https://www.surveymonkey.com/r/G6LK3YP.

Planning Department Unveils New Public Notice Signs

New Public Notice Signs

The City-County Planning Department is unveiling new public notice signs! Public notice signs are posted on properties when a special approval is required by the City Council, County Commissioners, Board of Adjustment, or Historic Preservation Commission. 

After many years of bright yellow signs with big red letters, Planning staff completely redesigned the signs to make it easier for folks to get information about proposed development cases. The goal is for the notice signs to be more informative and accessible in language and technology through the following improvements:
  • The new signs are not only bright, but the color is specific to the type of proposal, making it easier to identify what type of change is proposed. If you drive by a sign and do not have time to read it, all you need to do is remember the color and call the department. We will more quickly be able to provide you with information without you having to remember the specifics of what a sign said.
  • Compared to the old signs that only provided a case number, the new signs will provide more information including a brief description of the proposal in both English and in Spanish. 
  • In addition, the new signs will also feature a Quick Response (QR) code that can be used to easily access the webpage to view more details about the development proposal case. 

Applicant-Sponsored Neighborhood Meeting

Credle Engineering Company, Inc is hosting a neighborhood meeting to discuss a potential future land use map amendment for 1426 Bahama Road. The property is owned and has been used by the Bahama Fire Department.  The applicant now seeks to change the future land use designation from Very Low Density Residential to Commercial Future Land Use designation, along with a zoning map change to Commercial Neighborhood.  In addition, the applicant will be seeking a rezoning for this area.  The meeting will be held on March 10, 2020 at the Fire Station, located at 1814 Bahama Road, Bahama, NC 27503 from 6:00 pm to 8:00 pm.

  • Case COA2000001 – 1102 Hill Street is a request to convert a portion of an existing attic into 368 sf of conditioned space with a walk-out deck and replace exterior features in need of repair.
  • Case COA2000005 – 702 Shepherd Street is a request to renovate the rear portion of the house to include two additional windows, a small deck, and brick underpinning.

  • TC1900006 – Unified Development Ordinance Text Amendment, Omnibus Changes 14 –This text amendment proposes technical revisions and minor policy changes to various provisions of the Unified Development Ordinance (UDO). The amendments are identified as necessary corrections, clarifications, re-organization, or other minor changes to clarify the intent of the regulations or codify interpretations of regulations, or reflect minor policy changes, some of which are not solely technical in nature. Additionally, amendments are proposed to specifically address recent state legislation enacted during the 2019 General Assembly session.

Plan Amendment

  • 1432 Ellis Road (A1800011) located generally at 1432 Ellis Road is a request to change the future land use designation from Low Density Residential to Low-Medium Density Residential.  There is no change to the Open Space and Recreation designation.
