Notice of Proposed Rezoning with Statutory Development Agreement
Farrington Road Multifamily Rezoning and Development Agreement (Z1900036)A rezoning application by Coulter Jewell Thames PA requests a rezoning of approximately 8 acres of property located at Farrington Road, Crescent Drive, and Rutgers Place, from Residential Suburban-20 (RS-20) zoning to Residential Compact with a development plan (RC(D)) zoning.
A committed element of this rezoning request is a proposed statutory development agreement. The rezoning and development agreement would allow for a density bonus for a total of 332 multifamily dwelling units, with at least 82 of those units as affordable housing units ranging from 80%, 60%, and 30% Area Median Income (AMI). Thus 25% of the proposed 332 units would be affordable housing units. If the construction guarantees for the affordable units are not obtained by the date provided in the development agreement, then the City can exercise an option to buy two acres of the site for $10.
The proposed rezoning and statutory development agreement requests are scheduled to be heard by City Council on October 19, 2020.
