The Durham City Council will hold virtual public hearings on September 20, 2021, at 7:00 p.m. to hear the following requests:
Zoning Map Change
- Wine Outlet (Z1900039) located at 4823 & 4827 Hopson Road, is a request to change the zoning from Office and Institutional (OI)/Commercial Neighborhood with a Development Plan (CN(D)) to Commercial Neighborhood with a Development Plan (CN(D)).
- 2301 South Miami Boulevard (Z2000020) located at 2301 South Miami Boulevard, is a request to change the zoning from Commercial Neighborhood (CN) to Commercial General with a text-only Development Plan (CG(D)).
- 1908 Cedar Street (Z2100001) located at 1908 Cedar Street, is a request to change the zoning from Residential Suburban-20 (RS-20) to Residential Urban – 5 (RU-5).

The Durham City-County Board of Adjustment will hold a virtual public hearing on September 28, 2021, at 8:30 a.m. to hear the following requests in quasi-judicial hearings:
- B2100040 – City: (continued from August) A request for a variance from the requirement that retaining walls built to support grade eight feet or higher than the grade at the interior edge of the project boundary buffer shall also be set back 10 feet from the buffer. The subject site is located at 927 Ellis Road, is zoned Light Industrial (IL) and in the Urban Tier.
- B2100034 – City: An appeal of an administrative decision. The subject site is located at 2201, 2203, 2205, 2207, and 2209 W. Cornwallis Road, is zoned Commercial General (CG) and Residential Suburban-20 (RS-20), and in the Suburban Tier.
- B2100035 – City: An appeal of an administrative decision. The subject site is located at 4818 NC HWY 55, is zoned Commercial Neighborhood (CN), Falls/Jordan Protected Area Watershed Overlay (F/J-B), and in the Suburban Tier.
- B2100038 – City: A request for a variance from both side yard setbacks. The subject site is located at 2109 Pershing Street, is zoned RS-8, and in the Urban Tier.
- B2100042 – City: A request for a variance from the outer 50’ of the 100’ riparian buffer. The subject site is located at 2702, 2712, 2717 North Duke Street & 1856 Birmingham Avenue, is zoned PDR 8.0, F/J-B, and in the Urban Tier.
- B2100045 – City: A request for a variance from the project boundary buffer requirements. The subject site is located at 103 Crossland Drive, is zoned RS-20, F/J-B, and in the Suburban Tier.
- B2100046 – City: A request for a variance from the street yard requirements. The subject site is located at 4112 Trevor Circle, is zoned RS-20, E-B, and in the Suburban Tier.

- Courtyards at Doc Nichols (BDG2000018) located at SW Quadrant at intersection of Kinard Road and Doc Nichols Road, is a request for a voluntary contiguous annexation of three parcels totaling 74.79 acres.
Zoning Map Change
- Courtyards at Doc Nichols (Z2000030) located at SW Quadrant at intersection of Kinard Road and Doc Nichols Road, is a request to change the zoning from Residential Rural (RR) to Planned Development Residential 1.796 (PDR 1.796).

- COA2100064 – 111 Wall Street – is a request for a new construction of an accessory structure in rear yard of corner lot; addition to primary structure; driveway extension and other site work.
