Durham's New Comprehensive Plan UpdateDurham is working on a new Comprehensive Plan, a long-range vision for our community! The Comprehensive Plan guides what can be built where in Durham. Review the full draft of the new Comprehensive Plan and share your input! Online engagement through the project’s Social Pinpoint website will be open until Monday, March 20 – please plan to review the plan, attend a meeting, and provide your input either online or in person! In addition to online engagement, community members are invited to attend the final open house style in-person meeting to review the full draft and share their feedback directly with Planning staff. Childcare will be provided (by The Safety Nest, LLC) as well as light snacks, masks, and hand sanitizer. Materials in both English and Spanish along with bilingual staff will be available.

TEMPORARY UPDATES TO REVIEW TIMEFRAMESDue to the current and upcoming vacancies within our organization, Durham Development Services has temporarily revised review timelines for several review processes. These extended timeframes will allow us to provide and meet clear expectations for when comments or approvals will be distributed to applicants. The timeframes listed below are for all reviews (new and resubmittals). Exempt Plat and Level 1 Site Plan Review – 10 business days. Finals for Signatures – 7 business days. Final Plat, Level 2-4 Site Plan, and Construction Drawing Review – 30 business days. Street Renaming, Street Closing, Right-of-Way Withdrawal – 15 business days. Site Plan Requiring Construction Drawing Submittals must go through 2 cycles of review and all comments must be addressed before the Construction Drawings can be submitted. Development Agreement: - Novel University Hill (Z2100048) is a request for the City of Durham to enter into a statutory development agreement with Dan Gualtieri, of Crescent Communities, to allow for an increase in the allowed density in exchange for the financing of 66 affordable units on the Carver Street Assemblage project. The applicant proposes to construct a maximum of 291 additional units above the allowed density of 109 units. The proposed benefits to the City include financing for 66 units of the Carver Street Assemblage project, the donation of parcels to Habitat for Humanity of Durham, LLC, a $50,000 donation to GoDurham/GoTriangle for a new bus shelter, and construction of new sidewalks that link the bus stop to the development.
